Came to America at 20

Born and raised in Kazakhstan. Came here by choice — to explore the country. Fell in love with it, stayed, and became a citizen.

First job: housekeeping

Stripping sheets, wiping bathrooms, vacuuming carpets. The paychecks were small — and they disappeared before the next one came. That's where the game started.

First big move: a duplex

My wife and I bought a duplex and house-hacked it — lived on one side, rented the other. The tenant's rent covered most of our mortgage. That one decision started our real estate wealth journey.

Create a Budget

If you don't tell your money where to go, you'll wonder where it went. Every dollar gets a job before the month starts.

Protect Your Income with Life Insurance

You can't compound a net worth that disappears overnight. Buy term, 10–12x your income, and invest the difference.

Save $1,000 Starter Emergency Fund

The wall between you and new debt while you fight the old debt. Separate account, different bank, off limits.

Pay Off All Consumer Debt

Debt snowball — smallest to largest. You will never invest your way out of consumer debt. This level separates the people who stay broke from the people who build wealth.

Fully Funded Emergency Fund

3–6 months of expenses in high-yield savings. Once it's in place, you sleep different — and real wealth building begins.

Time and compounding are the most underrated wealth tools in America. Employer match first, then Roth IRA, up to 15%.

Buy the right way, at the right time — 20% down, payment under 25% of take-home on a 15-year fixed. Never house poor.
